WHAT IS a CO-HOST

As your Co-Host, we handle the sales and day-to-day management of your holiday home, so you earn rental income during the periods you’re not using it without any of the hassle.

We offer a full range of online and offline services: listing your property on platforms like Airbnb and Booking.com, writing compelling content, editing photos, and managing all guest communications. On the ground, we coordinate cleaning and maintenance, oversee check-in and check-out, and stay in close contact with guests before, during, and after their stay to build your 5-star reputation quickly.

Our services are fully flexible to suit your needs, and our industry expertise brings value that goes well beyond simply taking tasks off your plate. In most cases, our fee more than pays for itself.

Our Services and fees

Below are some examples of our standard fees. The final cost is contingent on the property’s location and the specific requirements of the owner. As each property in Sardinia is unique, we strive to accommodate your individual needs.

Online Service (Europe)

Management FEE: 10% of the gross turnover.

Our comprehensive online co-hosting service includes the creation and management of advertising and imagery, content creation, guest billing, handling third-party services, and for properties in Italy, the calculation and submission of all regional and national taxes on your behalf.

In addition to our property management fee you will incur a portal management fee depending on where the guest books the stay, if booked direct with AJO this covers payment processing and admin.

The following portal processing fees are charged (on the gross fee paid by the guest):

Ajo.casa: 10%
AirBnB: circa 15.5%
Booking.com: circa 17-19%

This service is perfectly suited for property owners seeking assistance with just the promotional and legal facets of managing a short-term rental enterprise but who are able to manage the guests during their stay.

Website & hosting

Every property can benefit from having a website, it can help inform in a way that short descriptions on portals just can’t, it’s a place to give advice on your home and information about the local area, show many more photos, videos or even 360 virtual tours to get them really excited about your place, be it for potential guests or just providing more information for actual guests to improve their experience.
From 500 EUR (1y hosting and domain included)

Virtual interactive 360^o Tours

Photos and videos are great, but to really give a potential guest a feeling for your home, an interactive virtual 360^o tour is the ultimate experience.

But the advantages don’t just stop at attracting potential guests, tours are great for advising guests once they arive, either by adding information about your home in the tour that help them understand how your home works or if you need to tell them where something is, rather than describing the location, simply take a screen shot and anotate it to guide your guest visually, it can be a real time saver.
360 tour creation starts from 300 EUR (depending on number of rooms / images and Includes 1 year of hosting).

Although we include a basic photo service as part of our general offering, for the best results we recommend getting the professionals in.

Complete Service (Cagliari only)

Management FEE: 20% of the gross turnover.

This service includes everything in our online package, plus the added benefit of in-person guest interactions for check-in and check-out and is especially recommended for large or prestigious locations. We also handle the coordination of cleaners, gardeners etc and dealing with any on-site issues that may arise while guests are staying.

In addition to our property management fee you will incur a portal management fee depending on where the guest books the stay, if booked direct with AJO this covers payment processing and admin.

Ideal for those seeking a comprehensive solution, this service is perfect if you are not local or prefer to have an experienced professional manage every aspect.

Onsite service is currently limited to the map area below.

We are a local business serving local clients.

We service much of the Gulf of Cagliari including Cagliari City and the coast from Chia all the way to Villasimius.

This includes popular locations like: Poetto, Geremeas, Torre Delle Stelle and Solanas.

We are working to expand into other areas of Sardinia, if you are an experienced co-host outside of Cagliari and would like to join our team, then we would love to hear from you.

In addition these extra on-site services are available.

Cleaner / Gardener / Handy person

Unless you plan to do this yourself a cleaning and gardening service are essential as is someone to fix stuff when it breaks. We can organise this for you.
From 20 EUR per hour/person + expenses

Pool maintenance

It is always important to keep your pool clean and safe. To avoid a green pool we recommend a regular pool service. We have experts ready to give advice and help maintain your pool
From 30 EUR per hour/person + expenses
