A property finder is a licenced estate agent who is knowledgeable of the local market and helps buyers find properties that meet their specific needs and preferences.
They search the whole market to find suitable properties and shortlist the best properties available. They can then view those properties with the buyer or even on the buyer’s behalf saving the buyer considerable time and effort.
They also help negotiate the best price for the buyer once the perfect property has been found and ensure that the buyer is never paying more than they should.
For foreign buyers it can be especially useful to have someone to shortlist the best properties before making the sometimes-long journey to view them in person and at Ajò we are always here to translate on their behalf helping bridge any important language or cultural gaps.
A property finder has extensive knowledge of the property market and trends in the specific location. This can help in finding the best properties that meet the buyer’s needs.
A property finder saves you time by researching and finding properties that fit the buyer’s specifications, and eliminates the need for the buyer to do it themselves.
A property finder can have access to off-market properties that are not listed publicly, giving buyers an advantage in a competitive market.
Property finders are experienced negotiators and can help buyers get the best price and ensure that they aren’t paying more than they should.
A property finder provides personalized service to each client, taking the time to understand their specific needs and preferences.
A property finder can reduce the stress associated with finding and purchasing a property by handling the entire property search process and supporting the buyer from start to finish.
A property finder will have a large network of trusted local professionals to call upon, including other real estate agents, lawyers, builders, surveyors and financial service providers. This can all help streamline the process of buying a property.
A property finder provides support throughout the entire process, from the initial search to the final purchase, which can be especially helpful for first-time or overseas buyers.
Okay you got us, nothing worth anything comes free and we are a business after all. We charge 45 EUR per hour plus expenses (billed monthly) and may include travel and fuel costs in order to visit properties or any reasonable costs for obtaining paperwork or reports etc.
Assuming we manage to find you the perfect property our goal is then to get you the best deal, it is a common practice for the seller’s agent to give up their normal buyer’s fee (typically 3-4% of the purchase price) to the buyer’s agent if they have one, and if this happens then any costs incurred in the property finder process will be deducted from this fee making our finder service FREE.
In addition to this, we would also hope to negotiate a great purchase price on your behalf saving you even more and having all the proper legal documentation in advance can be a huge help in the negotiation process and ensures no nasty surprises further into the process after you have already made a commitment.
