In Italy the government incentives renovations. As a real estate agency, we’re talking about it because we believe it’s an exciting opportunity for both those who are about to buy a house or those who want to increase the value and appeal of their property.
Therefore, it is confirmed that has it been extended for 2026 the 50% tax deduction for the purchase of furniture and large appliances related to renovations, with a maximum expenditure cap of €5,000 for furniture and appliances and €96,000 for renovations. The government doesn’t give you money, but it does offer you a discount on your annual income taxes, spread over 10 years.
The tax relief is only available to those who also benefit from the building restoration bonus, i.e., those who undertake renovations, and must be divided into 10 annual installments.
Renovation work must have begun in the year preceding the purchase of the property. For 2026, the tax rates are confirmed: 50% for primary residences and 36% for other residential properties, as established in the draft Budget Law.
Details of the 2026 Furniture and Renovation Bonus
2026 Furniture Bonus:
Deduction: 50%
Maximum expenditure: €5,000
Duration: 10 equal annual installments
Requirement: Building renovation work must have begun in the year preceding the purchase of the furniture.
Furniture and appliances: Eligible furniture (kitchens, beds, sofas, etc.) and appliances with an appropriate energy rating are eligible. Transport and assembly costs are included.
2026 Renovation Bonus:
Deduction: 50% for primary residences, 36% for other residential properties
Maximum expenditure: €96,000 (per property unit)
Example of interventions: replacement of fixtures, extraordinary maintenance, etc.
The renovation bonus is also repaid through a 10-year personal income tax deduction, with an annual deduction that cannot exceed the gross tax due in that year. For 2026, the rate is 50% for primary residences (up to a maximum expenditure of €96,000) and 36% for other residences. Amounts not deducted in one year are not refundable the following year.
Important:
Payments must be made by bank transfer, credit card, or debit card.
The furniture bonus does not apply to doors, curtains, and other furnishing accessories.
The first installments of the tax deduction for purchases made in 2026 will be deductible in 2027.
